Home Watch

Proud to be an accredited member of the NHWA. We have been thoroughly vetted with background checks.  Additionally, we are required to be insured and bonded, which is another level of protection for you and your home. We are required to participate in continuing education to be aware of industry best practices on all the new technology along with using the NHWA best practices set forth by the organization. Interior Checks

  • AC is functional and humidity levels are acceptable
  • Check for water damage and leaks in the ceilings, walls, and floors
  • Check that the water is turned off and not left on by cleaners etc.
  • Check for signs of pests, termites, and bugs
  • Make sure all doors and windows are secure
  • Ensure that the security system is functioning properly
  • Any obvious smells that are not expected
  • Hot water tank is not leaking
  • Turn the water on and run the toilets, sinks, tubs
  • Run the garbage disposal
  • Check under sinks for leaks or pests
  • Check for any leaks during this time
  • Check that the fridge is still cold and check that the freezer has not lost power in the past. Otherwise notifying the owners that their frozen food is no longer good
  • Ice maker is off and empty
  • visually check that the pool and lawn have been maintained by their contractors
  • Check circuit breaker panel for tripped breakers
  • Smoke alarms are working and not beeping
  • Alarm to house is functional and reset if necessary

Exterior Checks

  • Visually inspect roof and gutters from ground
  • Check doors and windows for forced entry
  • Collect any papers, flyers, or mail
  • Rodents or pest issues
  • Spigots are turned off and not leaking
  • Make note of anything that might need attention like tree limbs, landscaping, fencing, gates, and pool cage

Storm Services

  • Put away any outside furniture
  • Close shutters as agreed upon with the owner
  • Lower fridge temperatures
  • If pool is present, close breakers and add additional chlorine
  • Reopen after the storm
  • Report any damage to the owner and plan on how to move forward

Key Holder Services

  • Peace of mind knowing who has your key and provides a control for access.
  • Available 24/7 – We would prefer 24 hours advance notification.  Emergencies we will respond ASAP!
  • Respond to alarms, false or intruder. Will only enter premises upon approval by local police.
  • Meet contractors, and guests or take deliveries at your request with 24 hours advanced notification.

Checklist and Reporting

Home Watch by 3 Palms uses the HomeWatchIT system for our checklist and reporting.

  • Customized checklist based on industry standards and your requirements
  • Pictures provided as required and when we identify a problem
  • Reports are GPS based with time-stamp
  • Emailed to you at the completion of our visit
